What is a planning application?
In most cases, constructing new buildings, making adaptations, or adding extensions to an existing structure requires planning permission. To obtain this permission, you must submit a proper planning application to your Local Planning Authority, who’ll then assess the submitted designs to determine whether or not your presented project is acceptable.
The role of Local Planning Authorities is to control and monitor the quality of new building and development projects by assessing your submitted application against a set of planning policies and criteria to eventually approve or reject the scheme.
This system prevents people from constructing buildings or using pieces of land with no regard for how it can affect the people who live and work in the area.
Do all building and development projects require planning applications?
No. Even though all commercial projects and most residential projects require planning approval, you can do some smaller-scale works to your home without submitting a full planning application as long as you adhere to specific criteria.
This is done under Permitted Development Rights, but keep in mind that not all houses are supported by these rights. If you’re not sure that your project requires a planning application, contact one of our architects or architectural consultants for help.
