Need help with a planning application?
If you are seeking planning permission for a project then it can usually be a reasonably straightforward process if you get the right advice. If your architect who has drawn up your plans has rightfully had planning considerations in mind all through the design process then this will make the tasks of getting planning permission that much easier.
When is planning permission required?
If you are planning on constructing a new building or and making major changes to an existing property, such as an extension, then it is likely you will need consent from your local planning authority. Other considerations may also come into play such as if the building is a historic property and has any restriction over the property or it is located within an area such as a Conservation area.
If you go ahead with building work without the necessary permissions, it can be possible to seek planning permission retrospectively. However, we would not recommend this course of action as there is no guarantee that permission would be granted and you could be forced to undo all the work that has been carried out.
Do I need an expert to help seek planning permission?
If you have no proper experience or knowledge of the planning process then you most definitely should seek expert help. Having the right expert on board – whether that’s an architect, architectural technician, building surveyor or other professional – from the beginning of your building project will save you time, money and aggravation.
An architecture or planning consultant can help you successfully get planning permission in circumstances where you might have struggled or failed if you had tried to do it yourself. If your proposed development is in an area or property without the standard permitted development rights, such as within a Conservation Area or a listed building, then you will need special consents which are not always easy to come by with proper expertise. Even if planning permission is not required, you will still need to ensure that your building complies with Building Regulations.
In circumstances where your planning application is refused, getting expert help to ensure the right modifications to the plan are done, will help speed up the process and hopefully lead to success in your appeal.
