What are conceptual plans?

Conceptual plans essentially provide a broad concept of the potential development of a site. It will usually consist of a scaled drawing to provide a good outline of what is planned for a site.

Conceptual plans provide a starting point for discussion and provide a base point to other professionals such as builders who will be working on the project. Also referred to as a design concept, the conceptual plans form a set of guidelines that are to be followed throughout a project.

Having a good design concept that is closely followed ensured that future decisions on a project can more easily be made. It will keep your project consistent throughout, ensuring that it all fits together

 

Why do you need a conceptual plan?

A good conceptual plan allied with a consistent design concept provides a clear direction and framework on a project. The plan should continually be consulted throughout the project to ensure that the original concept is maintained as closely as possible.

The conceptual plan is the starting point in a development process and represents an outline of  the arrangement of facilities on a site and their type. Although drawn to scale, the conceptual site plan is not intended for use in the construction as proper fully detailed plans would be drawn up for this

A conceptual plan will take into account information concerning the site including topography, soils, vegetation, waterways, regulatory constraints among others. This will help determine which areas are poor for developing on, for example, if they are too steep or in a floodplain.
